DESIGN PROCESS.

Thank you for your interest in working with Tinyhome Africa.
Below we outline the steps to having your tiny home(s) built with us. Tinyhome Africa completes all factory work prior to delivery of your completed unit to a prepared site. The units are entirely prefabricated in our factory and delivered to site by crane truck ready to connect to your services. The client should have the level concrete plinths prepared on site prior to delivery and will arrange the connection by local plumber and electrician to services. The units are ready to be connected to your services from the underneath side of the unit.
PLANNING WITH TINYHOME AFRICA
Once you are ready to proceed with an order, we ask you to pay a commitment fee for us to commence the design process and draw up elevations, floorplans, and finishing schedule. We will work with you to determine your requirements to design a house for you with your selection of materials, finishes and fittings. We will draw up a floorplan and elevations for your sign off, after which the CAD drawings are drawn up for the light steel frame and your final approval. From there, manufacturing can begin.
PAYMENT SCHEDULE
R10,000 design fee
50 % deposit to activate order
40 % progress payment
10 % balance and variations costs on final inspection, prior to delivery.
ADDITIONAL OPTIONS
- 3D renders with interior and exterior realistic renders.

- Interior design service
COUNCIL SUBMISSIONS
Please note that council requires approved plans by your local municipality. Our architectural draughtsperson and light steel frame engineer can handle the plans and submission for you.
Should you be building a new house on an empty plot you can register with the NHBRC as an owner builder, otherwise certain municipalities are very strict with having NHBRC fees paid for your registered project. Tinyhome Africa is an NHBRC approved builder.
If you are submitting plans to council, you can expect costs relating to the below:
- Architectural draftsperson to draw up plans and submit to council
- Council Plan submission Fee (subject to council)
- Engineer’s Form 2 & 4
NEW SERVICES
Once your building plans are approved, you can order your municipal services from your local municipality.
If you are building a new house on an empty plot you will need to order the below services:
- Apply for water connection at municipal office
- Order conservancy tank or get plumber to prepare sewer lines
- Order electricity to be connected to site from the municipality or Eskom unless you are ordering a solar system.
ON SITE PREP
The client should have the following ready prior to delivery:
- Grading/clearing/compacting and site preparation as well as clearing of delivery path
- Level foundation plinth construction
